Show Notes

Episode 5 Summary

On this episode of Modern American Realtor, Corey and Casey talk real estate trends: what is coming in, what is going out and what we can expect from the future. Efficient design is a driving force in today’s market, the popularity for open floor plans and smart house design are common examples. However, a demographic and cultural shift is also leading many to seek self containing communities that blur the lines between residential and commercial real estate.

Open floor plans have had a tectonic effect on the market in recent years. The expansion of rooms and the removal of walls allows residents customized floor plans to suit their needs. Many markets are seeing a high demand for large open studios. Properties up to 2000 square feet featuring minimal walls allow residents to partition each space to their preference. The brothers discuss the future of this trend and what it reveals about modern lifestyles.

The emergence of the mainstream smart house has long been anticipated. With many products such as bluetooth locks, voice activated assistance, and smart thermostats now widely available, smart homes are becoming a reality. Casey discusses smart design vs smart products and predicts which will have a lasting impact on the future.

America is experiencing a strong demographic shift. Many multi-generational families are comfortable living under the same roof, resulting in the demand for properties to address this substantially growing need. Potential home buyers are also changing their desire for amenities and community. The brothers explain why neighborhoods with seamless integration between residential real estate and businesses needed for your everyday life are set to become prevalent.

Consumer products now provide vast style and customization options. Many savvy real estate developers are taking note. Beyond floor plan modifications, extensive levels of personalization are now available for buyers when building their home. Corey discusses his personal experience with the process and where he sees it heading.

To finish up, Casey and Corey share the trends they are glad to see ending. Throughout the episode, the Wright brothers explore new strategies Realtors can use to capitalize on market trends. These tactics help agents stay ahead of the curve and deliver quality properties for their clients.
