Everything Your Lender is Too Polite to Tell You

Show Notes

Episode 13 Summary

Welcome to Modern American Realtor, on this episode the Wright brothers get the inside scoop from Carlos Zepeda, a senior loan officer at Bank of America in Orange County, on what lenders are too polite to tell agents they are working with. Zepeda is an expert in his field, having been in the loan business for 8 years and funding $350 million in loans in the residential and commercial real estate industry.

The relationship between an agent and a lender is important and there are things that agents do that can easily strain it. According to Zepeda, having honest and open communication is key for setting the tone of the relationship. He also advises that when a Realtor brings a transaction that they set the tempo and expectations on both the client and lender side, which enables clear goals and deadlines to be made.

Since communication is the number one issue between agents and lenders, Zepeda provides concise examples on the difference between great and bad transactions carried out by both parties. Developing a roadmap is essential for a smoother loan process and for fostering trust and a deeper relationship.

In October, the lending environment will be experiencing some big changes. The brothers and Zepeda discuss the major changes, and the good, bad, and the ugly of these new regulations.

Then they dive in to the nitty gritty of what makes a dream agent and whether or not lenders give certain clients preferential treatment. The answers Zepeda may surprise you, albeit even shock you.

The show wraps with how you as an agent can best build a true partnership with lenders by establishing trust, communicating openly, and avoiding mistakes that many make that kill deals quickly.
